Sealcoating FAQ'S

Asphalt surfaces are inherently porous. As a result, they are susceptible to water, gasoline and oil. Water penetration can be especially damaging because when water freezes it expands and cracks the asphalt. Gas and oil stains are also damaging, dissolving the asphalt’s substrate, resulting in erosion and disintegration.

A coat of sealer provides protection against the damaging effects of water, petroleum, and extreme weather. Sealcoating also improves your property’s value and enhances the appearance of your home or business. At a fraction of the cost of you can sealcoat and repair your asphalt, preventing damage and extending its life considerably!

How often should I sealcoat? 

 

Residential driveways should generally be sealed every 2-3 years for consistent protection. 

Commercial parking lots should be maintained more frequently.

Are there different kinds of sealer?

 

Yes. There are three main kinds of sealer available.

Tar based: Strongest and most durable. 

Asphalt based: Average sealer you find in hardware stores.

Oil based: Shiny and slippery

We typically use the tar based material in all our commercial and residential applications. We do offer the asphalt based when requested. We do not use or recommend the oil based.

How long does sealcoat take to dry?

 

Sealer typically takes a couple of hours to dry. Sometimes even quicker. However Dry time is different than driving time. We ask for a minimum of 24hrs but recommend 48hrs before you resume driving on the asphalt

Is there a difference between brushing or spraying?

We brush apply all our residential work because it is more thorough and applies a nice thick coat without any of the mess. Spraying would require two coats to match one brushed and increases the risk factor of getting over spray on your home or walkway. 

When we do commercial work, we do spray the material and always spray at least two coats. Depending on the parking lot a third coat is sometime recommended.
